The real estate market is one of the most important channels for money laundering in Germany: high values, opaque buyer structures, cash components, and foreign assets. Agents must carry out identification as soon as there is serious interest in a purchase agreement and, above certain rent thresholds, for rental agreements as well. Starting July 2027, AMLR 2024/1624 harmonizes the obligations across Europe and tightens customer due diligence, transparency, and reporting. In the first line of defense, violations lead to fines, supervisory measures, and personal liability.
